Post-Remediation Clearance Testing

How do you know a mold remediation job actually worked? Clearance testing is the independent verification step: a visual inspection, moisture check, and laboratory sampling performed after remediation to confirm the area is clean before it is rebuilt, sold, or reoccupied. 411 Mold Expert provides clearance testing across Orange County and Los Angeles County.

What Clearance Testing Includes

  • Visual inspection of the remediated area to confirm containment was maintained, affected materials were removed, and surfaces are clean and dust-free
  • Moisture verification — meter readings confirm the structure has dried to acceptable levels and the original moisture source has been corrected
  • Air and surface sampling collected inside the former work area and compared against an outdoor baseline sample
  • Accredited laboratory analysis identifying spore types and concentrations
  • A written clearance report stating whether the area passed or what additional cleaning is needed

Why Clearance Testing Matters

Without clearance testing, a remediation is an opinion. With it, you have laboratory documentation that the work met its goal — documentation that protects everyone involved:

  • Sellers and buyers can close escrow with the mold issue documented as resolved
  • Landlords and tenants share a factual record of conditions before reoccupancy
  • Property managers and HOAs can demonstrate due diligence to owners and residents
  • Contractors have third-party confirmation that their remediation was effective before reconstruction begins

Clearance testing should be performed after final cleaning and before containment is removed and rebuilding starts. If results show additional cleaning is needed, the remediation contractor addresses it and the area is retested.

Part of a Complete Process

Clearance testing is the final step of a sequence that starts with a mold inspection and lab testing, continues through mold remediation under containment, and ends with verification. Our IICRC-certified inspectors and PMII Certified Mold Remediator keep that chain of documentation consistent, so the file on your property tells one complete story.
